During June, the market welcomed:

• 1,538 new listings with a median list price of $465,000

• 4,518 active listings with a median list price of $468,950

Well-Priced Homes Are Still Moving


Even with more inventory available, desirable homes continue to attract buyers.


Recent market activity shows:

• 938 homes went under contract • Median pending price: $439,900

• Median time on market: 45 days


This tells us that while buyers have more options, competitively priced homes are still selling quickly.


Stable Prices Create Confidence


The median sold price in June was $450,000, with homes selling for an average of 97.82% of their asking price. Most transactions are closing in about 40 days, giving buyers enough time to complete inspections, financing, and due diligence without feeling rushed.


The median price per square foot remains steady at $278 for both pending and sold homes, providing a reliable benchmark for evaluating home values.
